my husband's driving me up the wall!

Urrgghh! He's generally a tight-a!s but selling a house in not one of those times in my opinion.
He's trying to persuade me into online EA's but I'm really not convinced. We have a unique property (grade II 3 story weavers cottage) and I feel a local agent is more benificial. I understand 1% fee is a lot of money but I'm of the thinking of you get what you pay for.
Valuations have come in a little lower than expected but in these hard times we should have expected it really.
We've given ourselves until JAN 2012 to sell so I don't see the harm of a local agent especially when there's not a tie in period or buy out fee.
What do you guys think?

    Which of your local estate agents seems to have the most unusual properties?
    Which do you trust the most?
    have you tested them all making enquiries?

    I'd go local - from what I can see online EA are generally for people who believe their property is worth excessively more than similar properties.

    Whichever you pick they should have rightmove listings.

    I think effective online selling will target the right market and would give it a go.

    Did you get to the bottom of the truth about the other vendor?

    Try the online way then after 3-4 months if it doesnt work use the local EA.

    If you can save a couple % will be worth it.

    Perhaps you are doing his head in too? whats the rush you have 10 months to go until your deadline?
    Politicians and diapers have one thing in common. They should both be changed regularly, and for the same reason.

    We're off to see the house on Saturday. I'll let you know how I get on.
    Sort of hoping I don't love it too much seen as we've only just got valuations today, which we less than we hoped by 10k. If the house lingers a bit we might have more chance but we're wanting to move to an area where we're getting snapped up, god damn it!
    Our last house we sold private within a week, during the boom, so this is frustrating to say the least.
    Well the upside might be that the stress might help me become more stick like, we can live in hope ;)

    make sure its priced very well otherwise houses sit for months and months in this market...do as much homework on your price as you can...its up to you really..
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    he wants online and you want local - what's the harm in trying online first and local later?

    Personally I'd only try both on an 8 week contract each - then have a chat about how it has worked out. Keep a list of viewings and feedback on a weekly basis and then compare the 2 sets of notes at the end.
