The EPC report doesn't report on the condition of any of the elements it covers, just what is present.
For example, if there is a boiler installed then the make and specific model no. will be recorded and the EPC software (known as RdSAP) will allocate the efficiency of that boiler to the EPC calculation.
But.....there are no checks done to see if the boiler even works!
The EPC will tell you that the walls are solid....but won't report on the whacking great crack up the middle of the back wall!
It will tell you that the floors are suspended, but won't metion the fact that they bounce around like a trampoline because the floor joists are all rotten.
There really is no substitute for a thorough survey. Make sure it's a full survey and make sure that you have ready access to the surveyor so that you can discuss the issues that concern you with him before the survey, and can discuss the report after the survey.
Make sure you ask to see a copy of his PI insurance too, and that he is a member of a professional organisation such as the RPSA.

Full survey for me. This is the biggest investment you will make, doesnt pay to take chances.Politicians and diapers have one thing in common. They should both be changed regularly, and for the same reason.0

As Alan says above - EPC tells you nothing. Waste of ime. Ignore.
Get a survey or rely on your own investigations if you are competent, which in this case clearly .......0
