First Time Buyer, Help Please!

Hi All
We are currently purchasing our first property. The vendor accepted our offer on the terms that she would not be in a position to pay for any work that is required on the house.
We had the survey back which made recommendations and highlighted issues. We have about £5000 in savings for work that is required. We already know that the property requires a new bathroom. It appears that there is a problem with damp in the dining room and a quote has been given for £1400 to rectify the issue. We have received a quote from a builder for £4250 for re-pointing work, re-stacking a chimney and removing old rendering and replacing with new (this cannot be repaired due to the poor state and if not done soon could cause problems with damp as there are so many cracks in the render). We are yet to carry out checks on the chimney flues, electrics, water and heating.
Although we are ready to exchange contracts, we are holding off until we have quotes for the work required so that we can try and negotiate with the vendor. The house has nothing structurally wrong with it.
My dilemma is that we have a young baby and will soon be paying out for childcare and I will only be returning to work part time. We have already paid nearly £1000 in solicitor and search / survey fees. My partner still wants to proceed with the sale but I am getting increasingly anxious about the growing costs for what appears to be fairly urgent work. I'm also worried about any other work that we may find once we move in!
I'm not really sure what I am asking, reassurance I guess! Does anybody have any advice? Am I being overly cautious?
