Dampness / Condensation in corner of room.

Hi Folks,

I bought an appartment just under a year ago and although most things have been good, there have been problems with a very small area on the ceiling having dampness or condensation on it, following the coldness during the night.

The corner of the room is on a gable wall and would experience a lot of coldness. This has been an ongoing problem for a few months now and I have been at loggerheads with the Housing Excetutive here in Northern Ireland as they look after the shell of the property.

After much botheration, they have has people come out who have put lots of new insulation into the roofspace, have inspected the roof, which they have said is in a perfect condition, and only last week, they put 4 x ventilation slates on the roof, as well. I thought that this now would be the end of the problem, but alas, it isn't. The condensation - or whatever it happens to be - is creeping along the wall a little bit. It isn't a huge problem, but it is enough of one, and has caused paint to peel off the roof.

Can anyone suggest what the problem might be and what needs done ? We have been able to get an inspection done, but their 'help' isn't very good at all....

    I had this problem and decided to buy a dehumidifier which i run every few weeks. Ive never had the problem since.

    It will be one or more of these things:

    Too much moisture in the air (eg from drying clothes, tumble dryer etc)
    Lack of insulation in the external wall causing a cold spot where moisture can condense (dew point)
    Lack of ventilation or heat internally
    Defect in construction causing leak eg DPC failed, defective pointing in brickwork or leaking pipe

    It is unlikely to be any other reason
