Why do you think it's Ok for a tenant to monkey around with a legal agreement. I bet you are the same type to try and hold a landlord to the letter of the law. Yeah - the type to want the law applied fully and exactly for their purposes (as it should be of course) and then have absolutely no compunction about wriggling out of things on their side.
