Help!

Hi There

I moved into my new house in August (having had home report & survey done). Over winter we have discovered several problems with our conservatory. First of all the radiator exploded and destroyed the floor because of the cold weather, we thought this was a one off and replaced the radiator and the floor. However, now we are being hit with further problems like damp and roof panels which have been lifting up in the recent bad weather. I had a builder out yesterday who advised that this conservatory is very badly built, There is no gutter along one end resulting in the water piling into the wall and soaking through the plaster, the "flash" has not been done properly and the heating has not been plumbed in correctly.

The builder is adament that the first 2 problems are things which should have been picked up on our home report and survey. Im worried as I could not end up having to spend a fortune (that I dont have) to rectify these problems. Where do i even start with this? Because we moved in August is it too late now to do anything?

Any help would be appreciated.

    What kind of survey did you pay for?

    What does it say about the conservatory?

    As Doozergiles says, what kind of survey was it?

    Was it:

    1. Valuation Survey?

    2. HomeBuyer's Report?

    3. Structural Survey?

    And did you actually read it if it was (2) or (3). I have a feeling that you're out of luck on this as the harsh winter caused some of the problems that were not there when the survey was carried out.

  • In Scotland everyone selling a house needs to get a home report so u don't actually need to get a survey unless mort lender asks apparently but we got a standard survey anyway. Both home report and survey just state "conservatory to rear of property". Nothing about missing gutters or flash or that it's the 'conservatory jack built' according to builder.
  • Hi there we got 1 but also had 2 and did read it. The bad weather has only caused the problem with radiator which we already sorted, the further problems were caused by missing gutter and flash but only came to light in bad weather.

    (2) wouldn't have picked a lot of that up. It's purely a visual inspection. I had (2) done on the property that I am buying and it picked up on the rubbish state of the guttering, which was stating the bleeding obvious. LOL.

    I think you would have needed (3) to pick up the issues you have described. You can contact the surveying company - I presume it is a RICS-registered company (i'm not sure about how stuff works in the land of fried Mars bars).
