Renting neighbours garage

Options
Moving to an apartment next month, which has no garage, but I have an offer to rent one for £40 per month just opposite the apartments.(different street address)
I'm planning on storing a scooter in there, couple of pushbikes and a few personal belongings etc.

Just wondering about insurance ?

Anyone else doing a similar thing ?

    Hi Retrorocket.

I have a garage which is rented from the council . I pay £22 per month to rent it . It is also across the street from my home and in a different postcode....just like yours.

I have , in the last few days changed home insurers (changed from CIS to Legal and General) and my new policy states that it covers outbuildings and garages.

I telephone the AA (the broker who sold me the policy) just to get it confirmed that my garage would be covered seeing as how it wasnt actually attached to my house and I was told that as long as the garage is in my name then it would be covered on my home insurance policy.

Not sure how this would work for you though as I assume the garage you plan to rent will be in the name of the friend who owns it?

It is worth checking with your insurer though just to be on the safe side.

Maybe you could post back to let us know the outcome as you never know , someone may just be searching for the same query in the future.

I am not convinced you have been given the correct answer, from my experience insurers only normally cover garages away from the insured property if they are part of the title deeds.

The wording on my policy documents received from AA say "garages and out buildings to be covered under this policy" . I definately rung up and was told that yes , my garage was covered?

That's normally based on them being within the boundaries of your land.

I have just looked up an AA policy (its probably not the same policy as yours but cover will be roughly the same) and it states cover is provided for contents when :-

    a) In the home
-definition of home is outbuildings if they form part of the property.

You might have a case for them being covered under temporary removal but cover is restricted and that's a different argument altogether.

In my case im not actually that bothered if the policy does cover my garage or not....to eb honest it is so full of junk that somedays (ok....MOST days) I actually DO wish that some wee toe-rag would break in and clear it out:rotfl:they would be doing me a massive favour lol.

Anyhow , back to the OP . Retrorocket , it looks as though you may be best to take advice from your insurer re your garage. You wouldnt want to find out its not covered by your policy when its too late and all your belongings have been pinched!

Hello there, I thought it might be useful for me to clarify this point for you and apologise for any confusion previous advice may have caused.
A seperately rented garage is not automatically covered by our policy, we would need to seek agreement from the relevant insurer. The reason for this is because a garage that is not part of the property could be anywhere and this could change the terms of risk. However, in the case described here, we would expect the insurer to assess the risk sympathetically, due to its close proximity to the property.

    Hi AA Rep .

In a case such as mine , do you think my garage would be covered under my buildings insurance policy with yourselves (insured by L+G) ?

The garage is rented from my local council but although I can see it from my bedroom window (its just 20 steps from the back of my property) its actually in a different postcode.

    What do you think?
