Homelet Referencing - Will We Pass???

What is the Criteria/Points System for Homelet? More importantly... Will we pass???

I'm not being referenced, as I'm a 'home maker', but will blatantly fail my credit check which probably came back to the LA today lol.

Other half is responsible for all bills etc & earns 16k+ over the 3x Yearly rental amount (which I've heard is part of their criteria)

His salary was confirmed by his Director today (the Big Boss rang to tell him that Homelet had already been in touch this evening)

We've paid more expensive rent than our new choice of property, on time (sometimes early) for the past 12months,

All of our Inspection Reports have come back as "Immaculate"

Other half has 'alright' credit, nothing too drastic, but not flawless.

I'm just totally worried that my credit score will ruin our chances of this house, which is kinda silly, as I'm not the one in employment or financially responsible for any bills at the mo (how totally un 21st century of me, but I do have a good reason, we're having a baby in a month's time)

We haven't got anybody to act as a guarantor if requested, but can offer more money up front as a bigger deposit (although not 6months worth)

We've met the Landlord/lady who seemed lovely & were very honest in their explaination of not being able to sell/struggling to Let the house in the last year (my guesses are because they live next door which isn't always a good situation haha, although our current LL lives 4doors away, so we appreciate the sensitive nature of living on the same street as someone you pay money to each month! & the rent and council tax band are pretty high (although less than we pay now, so we still view it as a saving) but that could quite easily put people off I think.

We literally applied as soon as we left the viewing & I don't think you can really show more commitment than that... It's just that the LA seemed very uninterested with our application once they heard (we told them before paying the fees) that I don't work & wouldn't pass the credit check.

But surely it's ultimately up to the Landlord...isn't it?

    What is Insight?

    • We'll check whether there's any undisclosed credit history which is linked to their current and most recent homes
    • We'll check that the banking details provided are for a genuine bank account
    • We conduct a check against HomeLet's own Default Database - this may indicate whether your tenant has not been able to pay their rent in the past
    • We conduct a Financial Sanctions check, to make sure that your tenant isn't registered to any of the Government's Asset Freezing lists - because this could mean they're unable to pay their rent in the future
    An Insight reference takes all of these factors into account, to give you the confidence to make a decision about whether to accept a tenant.
    If you want the security of a landlord or employers check then why not select an Enhance reference?

    It's funny that other agents weren't even going to put me on the form at all, but unfortunately they aren't the ones letting this particular property :(

    The new house is over £100 cheaper a month in rent for us & is in Council Tax Band 'F' instead of our current 'G', so we've already got proof that the rent isn't an issue & apparently a tenant needs to earn 2.5 the yearly rental amount (a guarantor is expected to earn 3x) well the other half earns practically 5times the annual rental amount before his bonus etc, with relatively few outgoings, so it just seems so ridiculous that they'll say no because of me, when I don't contribute anyway?

    Hmmm, might call LA tomorrow & ask which level check they subscribe too... Be interesting to find out how much they made out of our fees! Lol
  • Well it's either the 'Optimum or Enhance Check' as they've contacted his boss, but they only charged £19 for my credit check, so I've def not been referenced. Must be all down to him lol

    Under an AST you will be jointly and severally liable for the whole rent and to put it very bluntly - it's likely they're referencing you because they need an idea of what the situation is likely to be if your husband walks out and leaves you there as the sole tenant.
  • Oh, I haven't been referenced, just credit checked. I just wondered how much weight my check carries in the grand scheme of things. I was fully referenced on our last house but not even included on the agreement for our current. Like I say, different LA's seem to have different criteria, Homelet will only fully reference the people that the LA instructs them to.

    The question was concerning whether my simple credit check is a formality, or will it have a huge impact upon our score.

    I looked through the criteria for both the Enhanced & Optimum Homelet checks, there is nothing on there that will come back negatively. And our references will be excellent too, weighing that up against one simple credit check seems quite silly & the house has already come down in price recently because they've struggled to Let it out.

    I'd be surprised if the Landlord/Lady say No because of my £19 checking contribution haha. Every house we've had for the last 4years has cost more than this one & we've never been late & have always maintained a good rapport with the LA.

    Hmmm, should hear by Thursday.

  • Hi,

    Does anyone have any experience of using homelet for student rentals. I'm a postgraduate student, and i want to rent my own flat for £500 pcm. The letting agent has given me a homelet form on thursday, which i filled out and emailed it to them on friday. I then recieve an email from homelet about tracking my reference. I go on and find that it has already been completed, however, i put my mum as a guarantor and I thought that it would have taken longer to reference her as they are supposed to contact her employer which I don't think they have.

    Does anyone think i have been failed by homelet?

    I can't find an criteria for what you need to pass on homelet for being a student, does anyone know what the criteria is?

    Thanks in advance for any help, i'll let you know if anything changes,

    They can't see your credit accounts nor can they see defaults, they can only see CCJ and Bankruptcy hope this helps.
