Switching out of sole agency within terms

Hello,
Would appreciate some opinions on this one:

I put my house on the market as a sole (for 16 weeks, silly me) 8 weeks ago, with Estate Agent A. It is at 1.5 %.

I am not happy with the effort that they are putting into selling our house.

I have seen a house that we love with Estate Agent B, and have had them round to talk about my options. They have told me that as we have seen a house we would be prepared to offer on with them, it would obviously mean that they would market out house with a big effort.

This is the plan that they have suggested:

Talk to Estate Agent A, and tell them that I want to go multi agency, and that Estate Agent B will do it for 1.5% and I would like Estate Agent A to do it for 1.5% also.

If Estate Agent A refuse to help, and starts saying that I have committed to 16 weeks with them, tell them that I will simply pull out of the sole agency with them and switch to Estate Agent B. Estate Agent B have told me that if Estate Agent A actually stand their ground and don't agree to switch to multi agency, they will give me 1% as sole agent. So, even if Estate Agent A then come back and claim their 1.5%, I will still be paying 2.5% in total as a worse case scenario. Estate Agent B have said that they would be very surpised if Estate Agent A just accepted losing the opportunity to sell (and within another 8 weeks, they would be out of the loop totally).

Hope this makes sense! I am sleeping on it tonight, and then deciding whether to call Estate Agent A and see how it goes.

Anyone got any advice on how to play this, and what you would do in my situation, please? I really do not want to miss out on the house we have seen ....

    EA A is very unlikely to simply release you from contract. They will want their commisssion!

    However if EA B are happy to charge you 1%, and you are happy to pay 2.5% overall, then there is no reason not to let EA B find you a buyer.

    Hmmm, you're probably right, but wouldn't agreeing to go multi agency be a better situation for them than just walking away and ending up with nothing if the property still didn't sell in the next 8 weeks?

    They're not likely to 'walk away'. They will (probobly) hold you to your 16 week contract. If they find a buyer themselves, they get commission. If EA B finds a buyer, they still get commission.
