Just put an offer in on a house. The house is on at £105000 recently reduced from £125000. Our initial offer is £98000 and were kind of expecting it to be refused.
We've been to view it twice and last time we went round the vendor said she had an offer of £103000. Spoke to the EA this morning and they wouldnt tell us how much an offer was for but it had been refused. So thought we'd try £98000 on the proviso we can act quick (FTB's)**and theres also a bit more than market value worth of work need doing to it
Not expecting much from the offer but would be well happy if we got it!
Not really many questions but wouldn't mind comment/hints on what to do. Again were expecting to have the offer refused were just trying to 'test the water'

I'd have offered 80k...maybe 90 at a push and worked up to 98k.0

Don't up the offer.
If there's another one on the table then let the owners stew over that.
If you can act quickly as FTB then you should be in with a chance if sellers are prepared to accept that house prices are on their way down.
You could ring back and state that it is your final offer and very generous in terms of how much work needs doing to bring it up to a decent standard.0 -
update: (already!) Spoke to EA their is another offer at £103000 and vendor has said they will not accept anything less than that offer. Matched and waiting!! We agreed we will not exceed £105000
I'd say the house was worth upto £110 -115k as it is but sellers want the house sold and by the looks have little/no mortgage on it0 -

Good luck! I think you could have been more cheeky and offered 90k! It depends on how fast the seller wants to proceed. My house was origionally on the market at 85000 and we are now going down the route of selling for 51k to get a fast sale as we have a purchase property lined up which is a bargain!0

there wasnt another offer when we put ours in...
So theres not always another offer. And sometimes that other offer really is another offer. house we looked at had two buyers fighting over it before we moved in.. i know because they got gazumped and then bought house across street.. then sale fell through and we bought... so 3 buyers in 1 week period...0 -
So why's this 'other offer' not been accepted? I bet they're not in a position to buy. Well, wish them luck with that - cos it could take them several months or longer to sell, and if the value's going down month by month, the buyers' valuation might come in lower than the £103k.
I would also have gone in lower and I think they should be biting your arm off at the offer you've made - you're obviously in a position to proceed, unlike this other apparently interested party.
