first time renting, help?

We moved into our first house (rented) last week, all is going well sofar.

Were renting through an agent, i keep thinking of things to ask such as installing sky, etc.. should i try not to ring to often , dont want to seem like were mithering them.

Also we have noticed that the oven isnt working 100% properly, it will eventually cook food but takes alot longer that it should do. it also has a tiny hole in the base of the oven . (we made a note on the inventory). should we be able to have the oven fixed/changed ?

also a company keep calling us called we are moving.com or something like this , about changing suppliers for free. would it make sense to let them do it. or is it better to change ourselves

    Letting agents expect lots of calls in the first couple of weeks - definitely ask for permission to install sky, definitely ask for the oven to be repaired - but read your tenancy agreement before switching energy suppliers as some agreements prohibit changing suppliers etc.

    they are always really nice when we phone, its just me worrying im mithering. they said were aloud to change suppliers just let them know who to. and were aloud sky. seem pretty relaxed tbh.

    They take a cut from the rent for managing the property, so ring them as much as you need to, its their job to deal with your issues. As long as they are not completely frivilous which yours dont sound like at all.

    It's always a good idea to get things in writing.

    a) from you to them - list of faults etc (like oven) so if they don't get fixed you can show how long ago you reported it and also so when you move out you are not blamed for damaging it
    b) from them to you - eg permission for making changes ie Sky installation, re-paonting whatever. Again, it protects you when you leave from the landlord saying you caused damage or made unauthorised changes.

    By all means ring them with queries, but follow up in writing as appropriate.
