unethical estate agent?

I have found out that the flat that the people who are buying my house are selling, has gone back on to the market. It has been relisted with several agents, one of which is acting for me.
My estate agent has failed to tell me about this, even though they must have known at least 5 days ago.
Last Wednesday my mortgage was approved for the property that I'm hoping to buy, and the lender instructed their surveyor to do a valuation.
The cost is about £400. If I had know then about their flat,
I could have delayed.

The estate agent should have told me staightaway about the falling through of my purchaser's sale, shouldn't they?

    Not really. In the other sale they are acting for the other vendors. They should act no differently to the other several agents.
    In fact your buyers would probably feel it would be unethical for them to share this info just because they act for both parties.

    Fundamentally disagree.

    The OP is paying handsomely for the agent to look after their interests in selling their house. There has been a significant change in their buyer's proceedability and the OP's agent should have told them.

    I don't see any ethical conflict.

    Thanks for your replies. I'm trying to work out their motives for not telling me??
    It may be they are favouring my purchaser who doesn't want the house to go back on the market.
    They should give me the option of deciding that. I have lost a week of potential viewings.
    I guess it's the kind of thing estate agents do all the time.
    If only they could be straightforward....

    Do your buyers defintely need to sell in order to buy yours? If they can proceed regardless, it may not matter that theirs is back on the market so no need to tell you...

    So when you put yours back on the market will you want your agent to tell your vendors that fact without your consent?
  • No, I wouldn't expect the agent who is trying to sell my house to tell the vendor's agent that it was back on the market. I would feel obliged to tell the vendor's agent myself and would expect that they would inform the vendor straightaway.
    As zappahey said, my agent should be acting in my interests and therefore let me know about the purchaser's new situation.
