Problems Finding A Tenant

Hi All,
I have a house that in the past I have not had a problem leasing out, however since the last tenant left before Christmas I have been unable to find a new one. I have given the renting responsibilities to an Agent and adverts etc have been placed into the newspaper etc, however as of yet I have had no success. I realise that in the renting game it can be a case of swings and roundabouts, however I want to be proactive and I was wondering if anyone had any advice they could share, is it possible to contact local agencies regarding social housing?

when i was looking to rent somewhere i was shocked how dirty and grotty places were and that was for £1,500 pcm. Make sure it is very clean, fresh and the the outside is tidy. It will then have to be priced right for the market.0

It's possible but I would highly recommend that you don't consider it seriously!
Are the agents advertising your property online? How does the condition and the rent requested compare to similar properties in the same neighbourhood?0 -
Definately follow B&T's advice. Locally rents are falling and as I view rightmove with property bee installed I can see how long property has been up for rent and by how much it has dropped by.
Ironically I wouldn't want to go for a property that had dropped by more than say £25 a month to enter my affordability price range because I know the LL will seek to raise the rent at the earliest possibility after getting me in. Although if a property was in my price range to begin with then I'd leap on that one first as I know I can still comfortably afford the property when LL raises the rent.Inside this body lays one of a skinny woman

a) Badly advertised (UPAD puts ads on shedloads of websites for £69...)
ii) Price too high ....
3) State of place/pictures/description c**p..
From time to time we hear (here, down the pub, in the Daily Mail...) from landlords claiming they "can't rent the place" or home-owners moaning they "can't sell my house". You can always rent/sell - particularly if the price is right...
