Is it really £3,500 more work to sell a 4 bed house over a 1 bed house?????
It does'nt go on how much work it is, it goes on the price of your house. Fair? Not really but its just the way it is.
Ive learnt the hard way that the cheapest % fee is not best. You really should not focus on that and focus on the best EA for you then work on getting their % fee down. You may be lucky and just sell you house anyway despite having a good EA or you may learn the hard way like me that cheapest is not always best. Good luck

1% sounds like a reasonable rate. I remember paying 1.25% to sell a house of about that value.
Just for interest, it's 10% in my area of the USA!0 -
1% seems good! In Oxford, all the EAs seem to want 2%!!!
Is there any database online telling you what % buyers have paid/negotiated with each EA in various towns/cities?
You could always sell with isold (Tesco!), who charge a flat rate of £1499!Should've = Should HAVE (not 'of')

The OFT did a study which determined the average EA rates in E&W and Scotland, there might be a regional breakdown therein.0 -
1% is a good deal, I would not want to pay much more than this.0

I take the opposite approach with EAs...probably borne out of one of the best agents I ever worked with where the fee went up as the price did (Offers Over ,in Scotland).
House sold within a day, granted there was a panicky few hours while he deadlined them to 5pm offers, but it upped my final price even more. I spent a fair bit on champagne that night
I always speak to agents about their sales ability and am happy to offer an increasing fee for a better price....win win.
£2K for a £600K house, no chance, no agent will get out of bed to sell that.0 -
