Need advice renting property

Hi all,

I'm moving out of my parents house again soon... And I have the choice of two properties to private rent.

First one:

2 bedroom house, quite good sized rooms & in a nice area.
£475 per month rent.
£1335 required up front for bond & first months rent. £200 of this has been paid as a "holding deposit".
The landlord has agreed not to make credit checks, and will accept my parents as guarantor without credit check as we know we will fail this. He has also agreed to hold the property for 4 weeks for me before I move in.

Second property:

2 bedroom FURNISHED flat, good sized rooms, in a nice area, in a block of 6 flats, on the 3rd (top) floor.
£400 per month rent.
£400 required upfront (just one months rent in advance).
The landlord is a father-in-law of one of my parent's friends, and the property currently has a tenant in who has just received two weeks notice.
This is not through an estate agents unlike the first property.

CIRCUMSTANCES:
We are a young couple, I am 19 and my fiance is 22, and we have a 3 year old border collie cross. We walk him at least twice a day, so do not think living in a flat without a garden would bother him as we have lived in a ground floor flat without a garden previously.

My family think I should opt for the house... But personally, I think the flat is the better option, as we will not have to fork out all the money before moving in, hence the £1100 would be able to be used to buy any further furniture required and/or pay the next couple of months rent.

I do not feel very comfortable using somebody else's furniture though, and this is the only problem I have thought of so far regarding the flat.
I already have the furniture to fully furnish a house having previously rented.

Any advice on which one you would chose, & why, would be greatly appreciated as I am totally STUCK! and don't have a clue which to chose.

My partner would prefer the flat, 100%, but I can't decide! He's stated that he is more than happy living in either of them, but would prefer the flat.

    this would suggest that the FIL does not know the first thing about the basics of LL and tenant law. There are no circumstances under which a LL can serve 2 weeks notice of eviction/repossession

    Apparently the tenant has not paid his rent in about 4 months, and his tenancy ended quite a while ago...

    Tbf, I don't know the first thing about the laws, but this is making me even more weary about going for the flat... Don't really want him turning up and turfing us out with a 2 week notice if he hasn't done things by the book!

    Choose the house for sure..

    Firstly you have a dog, it can stretch it`s legs etc in the garden. Secondly, I live in a top floor apartment and have four apartments below me. We hear quite alot of noise from the people below us. Phone conversations etc. In the summer you`ll be able to use the garden too, my apartment is like an oven in the summer

    House for the win!
