Leasehold - in a mess

I am going to arrange an independent valuation of both the extension and the freehold and get the other two maisonettes to split the cost. There is no hope of getting the 4th one to aggree as it is the occupiers family that now own the property and although they understand the implications of a 61 year lease they have stated they do not want to proceede with either an extension nor purchacing the freehold.
I certainly won't agree with the freeholders valuation. Another Maisonette in another block has got them down to £8500 for a 90 year extension on top of the 61 years so there is no way I'm paying £15,000 for a measly 31 years and £250 a year rent.
Hopefully the freehold will be cheaper than the lease extension, even if we buy the 4th between us.
