Our house pruchase (which was meant to be straightforward investor-us-no chain) has been dragging on for 6 months.
Firstly it was the vendor taking forever to return paperwork. Then as soon as she was ready our buyer went AWOL, for a week and then finally the solicitor got back in touch with them and they said 'we can exchange in about a month'.
In effect we gazundered ourselves by reducing the asking price to that that the cash buy companies were offering-on condition of imediate exchange, complete. They have now got back in touch saying 'we can exchange and complete right away for that amount'.
I rung the purchase solicitor and told her. She has returned our mortgage advance as I told her we were looking for a new buyer. She said tell them exchange right away with completion on or before 11th March to which I have. Now we wait the reply. Its the days and days between communication which are driving me mad! I think one problem is the fact we are using a different solicitor for selling and purchase (one was instructed by estate agent, the other by mortgage broker). This was definitely a huge mistake on our part:(.
Anyway please keep your fingers crossed for me that we exchange tomorrow!!! I would of pulled out but our purchase property is ideal and a total bargain-we would never find anything big enough in a such good area!
And in another twist, as I type this,-a viewer we had yesterday has just knocked on the door offering us 2k less than the new amount our current buyers are paying (this is too low as its 65% of MV anyway!) but we may be able to get him to increase 1 or 2k!
