I guessed from the first post that you were a first time buyer. There have been a few of these threads, but you need to wake up to the fact that buying a house is very different from renting it. There is absolutely no legal obligation for the seller to clean the house. There is also no obligation for them to tell you about problems with the property or any of its fixtures.
If I were you I would get the boiler checked out ASAP, as otherwise it could be dangerous.0 -

A full (strucutural) survey doesn't check boiler/electrics. You paid for a full survey, a electrician and a corgi guy. (What you mean by full survey isn't what full survey means to most others
)
Of course if he also got a specialist expert to check the fire then that's a different story. It's safe to assume he didn't.0 -
First & formost I would say is get a sweep in to check the Chimney. I am sure that your previous owners were using their woodburner, but before you do anything get an experienced sweep in. Preferably one with a Hetas Qualification.
I am not really into people with the latest Quallys (lots of cowboys), but anyone decent will have it. Seriously, don't use it if you think it's setting Carbon Monoxide back into the house. Get a CM reader, now.
Oh and no, you don't have any recourse through your buyers as when exchange was arranged you should have said that you wanted certs for the wood burner then.0 -
Thanks and I'm sure you are correct but you miss my point entirely perhaps because I disguised it somewhat in order not to offend.It entirely depends on the calibre of the Surveyor who carries out surveys/homebuyers reports. I worked for a Chartered Surveyor for many years and I can assure you that if there was anything adverse to find he found it - his clients never, ever had cause for complaint afterwards and over the years he had countless return clients.
The truth is that in the increasingly litiginous nature of this country a housebuyers report has become more and more irrelevant.
They are filled with so many CYA stuff as a result that my opinon is and remains that they are not worth the paper they are written on and certainly not £350+. This is a money saving site after all.
