Would you live next door to a pub?

Hi, looking for advice if anyone can help?

We have just sold our house (STC) and have fallen in love with a property that is 4 beds, has conservatory, double garage, big garden - and is a character property (considerably extended of course!) with orginal fireplaces in all the bedrooms and lounge. It is fab!

We have put an offer on and are waiting to hear.

One snag. It is right next door to a pub - and I do mean right next door! Now we have introduced ourselves to the landlord who is a lovely guy and have checked out the pub a couple of times ourselves. It is a quiet village pub that on most nights has nothing more exciting than a darts' match. Saturday nights has live music, which suits us down to the ground.

We have no problem living next door to a pub ourselves - except we're a little worried it's too friendly and we'll end up spending every night in there and turning into penniless alcoholics!! :rotfl:

However, I am concerned about the re-sale of the place. We'd be staying there for sometime as both have new jobs and want to settle in the area but if we do decide to sell how hard will we find it? The property has been on the market for about 10 weeks which is a long time round here - they did have another offer but the guy who wanted it couldn't sell his own house so had to pull out, so it's not as if no one wants to buy it. Just a lot of people have been put off by the pub.

Does anyone have any experience - good or bad - to help us decide whether buying this property is the right thing for us.

    My first reaction was "NO!" but you say it's a quiet village pub ....check it out at ALL times and on ALL days ... spend a lot of time IN and OUT of it ....do you know the actual village??? Is the front garden open or enclosed? Is it fairly private over the back??
    As regards re-selling then I must be honest when I say that I would never buy next to a pub but there are many who would and it would not bother them ... may even be a bonus??! If you go there on a regular basis then at least you will never flout the "drink driving laws"!!!
    Only you can go with your instinct on this one.... good luck but do check it out very thoroughly!!

    Personally I'd not live next to a pub. The Landlord in there may well be a very considerate chap, but landlords change.

    Real village pubs are totally different to town pubs. We lived right next door to one and you'd never have known it was there. The landlord had been there 20 years and whilst landlords may change, the general feel of a village doesn't. You won't suddenly have raves every night if the market isn't there for it!

    Some feedback was that people were put off by the pub, but we sold after 12 viewings and as long as you check it out of an evening, you know what to expect.

    Fact is, the binge-drinking young and noisy are not attracted to village pubs, beer gardens or roaring fireplaces at all. They'll be in town puking up in someone else's garden, not yours ;)

  • I can see if the pub is friendly village type I would be concerned it became a 2nd home...depends on your social/hobbies inclines. Village pubs I have known are usually quiet..(but never lived very close to one).... but some attract a fair amount of traffic noise...slamming doors+ loud voices etc...
    I would not live right near a school a bus stop or a shop...pub probably not either.
    Best Check it out well though... even if the landlord changes a lot of the people will be the same. Mrs Happy

    We lived next door but one to a village pub, we never had any problems in 10 years with noise etc and we didn't go in too many nights!

    I know what you mean about going out too much if it's easy because our local has been taken over by someone who is trying to give locals what they want and it's working, we go in far too much LOL...

    I've lived close/next door to pubs twice - I'd say no.......

    The landlord/clientel may be OK now, but landlords change, have big plans etc. The first pub I lived next to had a huge extension built and started doing meals - the stink of fried foods forever wafting over your garden isn't nice.

    The second pub we overlooked the car park, and it's not nice to look out of your kitchen window and see a grown man urinating against a wall in broad daylight!!
    Please forgive me if my comments seem abrupt or my questions have obvious answers, I have a mental health condition which affects my ability to see things as others might.
