Did you use their recommended solicitors, or did you use your own?

We used our own I think, on the last one that is. We double checked all the paper work inc terms etc from Bellway and there was no mention of IGT. Never again though.

My main issue with newbuilds is that they seem to be designed to have as much character as a cauliflower sandwich, and have the smallest and most overlooked gardens you could possibly imagine, which are filled with builders rubble in any case.

I think I'd rather live in the middle of a Tescos car park.

The other thing with newbuilds is that building regs seem to have morphed from the minimum standard to the maximum standard. Sure your home might be well insulated thermally, but you can sure as hell hear what the 18 month old from 3 doors down is doing on the bog each night.

Compare floor space between the two.

Don't have a preset idea about what you want. Do a location and budget search.

Are you paying back the bank of dad loan?

No luckly, the bank of Dad is giving us the money....

Thank you everyone for your really helpful points and stories, you have helped me consider things i hadn't previously. The developer rang me today and offered a 5% discount, we are going to hold out and see what happens with the plots we have our eye on. Hope the price will come even more! If it doesn't come down in price more, we may go for the older house (and have the walls reskimmed!)

    Thank again everyone!!!
