Estate agent: Are my expectations too high?

Our house has been on the market for 4 weeks. Its a straight forward modern 3 bed. One of the newest in the area.

We have had 5 viewings so far. Is this good or bad?

I have only been given feedback from two of the viewings. I have phoned the EA and have got vague feedback on one of the other viewings. One of the agents showing people round seems to diarise feedback phone calls for one week after the viewing. One of the others always phones me and leaves a voice mail within 24 hours letting me know if they liked the house and anything they said while they were looking round.

The rightmove stats show that compared to the EAs other properties we are coming up in more search results than average - but are being clicked on less than average. Can this mean anything other than a) a bad photo or b) price?

MAybe I shudda chosen the pushy estate agent :rotfl:

    How can you say one of the EA does .... and the other does .... based on just two viewings?

    I'll wager there's sellers out there who would bite your hand off for 5 viewings, whether in 4 weeks, 5, or 10.

    If nobody clicks through to your property, that would seem to suggest the photo coming up in the search result or the price is putting them off.....

    Five viewings seems okay to me in this market in four weeks.

    Not everyone gets back to the agents. Our EA had a '3 strikes then they're forgotten' policy. They'd basically chase three times for feedback, but would give up after that. If someone's not gonna give feedback, they're not gonna give feedback - and more than three messages left by EAs certainly ain't gonna change their minds!

    I do think EAs should ring to actually let their clients know this, but there you go.

    Are you happy with the photos? How does your price compare to others? If it's the most expensive, or there are only a couple of naff pics, you could probably answer your own question... if, however, you can't see a problem, you could always post a link here to ask for feedback.

    Are you near a motorway, main road or something? Bad parking? Tiny bedrooms? No garden? Could be lots of reasons... although I'm sure you'd know if it was anything obvious like one of these.

    I am very happy with the photos of the rooms, they got a professional photographer in and the photos look amazing. I wasnt totally happy with the photo of the front of the house but they have changed the photo and we have had two more viewings since then. No obvious reason why its not sold yet.

    I dont expect them to have phoned the person who viewed the property but I thought they could leave a message on my phone just to give me a general idea of how the viewing went. if they def didnt like it and offered on another property then i'd like to know. If they absolutely loved it - let me know.

    Price. Hmmm. Starting to worry. It does come up slightly more expensive than others nearby but it is 4 years old compared to houses which are 15 years old. We had 6 valuations and I have gone slightly above the average- based on a huge range of valuations though.

  • If they're not clicking through, it's probably because the presentation of the room in the 'landing page' photo isn't attractive. Can you change the photo? Do your rooms need re-staging generally? If you're expensive relative to other houses of similar size, you have to look as if you're worth it.

    Your OP makes it sound as though one does (blah blah) all the time, and the other does (blah blah) all the time over multiple viewings - when in actual fact they've each only done this once. One phoned you once from one viewing, the other phoned you once from the other viewing.

    Can i ask why you don't do your own viewings?

    I would expect all viewings to be followed up by the estate agents sales team after the accompanied viewer showed them round. Buyers often say one thing at the viewing and a totally different thing a day later.

    I would say your viewing ratio against weeks on market is very good so as previous posters have said its prob down to pricing, location or photographs.

    I would say its the price, well that would be the only reason that I wouldnt click through,if the photo was naff I would click through and check the other photos. You dont find out the exact location until you click through so it wont be that.
