idead of a 1mtr x 3.5mt single story house extension

hi, i live in co durham and am wanting to extend my living room by 1mtr x 3.5 mtrs i have no idea whatsoever what this would cost could anyone please give me an idea of a price im not looking for the exact price just in the region of so i have some sort of an idea if i can afford it before i call some builders, also would i need planning permission and plans drawn up , i live in a semi detached house, please any info would be really appreciated:rotfl:

    re extensions. the basic budgeting formula is 1000 quid per sq m.
    Get some gorm.

    However, rememeber that small extensions are higher per sq metre than larger ones as you have a disproprtionate amount of foundations and walls. For this type of extension, you are probably talking more like £8 - £10k
    Eat vegetables and fear no creditors, rather than eat duck and hide.
  • £8,000 - £10,000 grand !!! god i never expected that , thats a bit steep for 3.5mtr2 of extension isnt it, mmmmm i dont think its worth it for the size really is it :eek:

    even if you double the price per sq m, its still only comes to 7k.
    more likely to be 3.5k-5k. (esp in the north).

    For a semi, you can extend up to 3 metres in depth beyond the rear wall of the original dwelling - I'm assuming your extension will be 1 metre deep by 3.5 metres wide, so it sounds like it could be permitted development. However, if the house has been extended before and this extension takes any previous extension more than 3 metres beyond the original rear wall of the house, then it will not be permitted development and will need planning permission. There are other criteria that you need to comply with too, but they're not normally an issue for single storey extensions.
