    It is not a business! I do not do tax returns as I earn no money from this! My point I was making was that I am not a large company who has multi lets. I am just someone who has had to move on for personal reasons (which I might add I have every right to do!) and have HAD to rent my property in order to do this!!!! not a individual who goes around buying properties to rent as a BUSINESS. There is no need to call someone stupid as well just cause they have a difference of opinion to you! I do wonder!!

    We had exactly the same issue. We set times that the EAs (plural- he had 7 on the go!) could come, when one of us was home and requested 24hrs notice. Set it out in writing so there can be no misunderstanding. We did have to be tough with the EAs though as they ALL pushed it, even calling me from outside the flat to say they had some viewers outside the alloted times and with no notice.

    After the first two weeks the EA gave up, the flat was a complete mess where we were packing (I did try to tidy as I didn't want people to think we were sloths!) and it made the place look really small- all our boxes were piled up in the spare room. There was no chance they would be able to let it in that state. Eventually it let two weeks after we left (and when we wanted to stay until- but that's another story).

    We got all our deposit back, even though there were a couple of niggly things on the inventory and I think that is down to us being open with viewings, even though we did refuse some.
    Saving for an early retirement!

    Just because it is in the contract doesn't mean it is enforceable.

    I suspect were you ever to rely on this in court you wouldn't have much success.

    Thanks for your point. I do wonder therefore what the point of the contracts are. I have to say it is more in the favour of the tenants and that what is in there stands for them. Which I totally appreciate and agree with but it should be both ways. We are still unable to get another tenant out who has not paid since the first month of her contract. Yet in the contract it states she has to pay rent! but it does not seem to stand?? thanks though

    Voids are part and parcel of being a LL. Despite what you say you don't have to be one, this is the way you chose, can't have it all your own way i'm afraid no matter what you put in the contract.

    I dont have it it all my own way at all and I dont know how many times I have to say I appreciate the tenants rights but I think it is quite reasonable to ask for some co-operation. And would you say it is having it my own way with a tenant living in my property for six months rent free? Is this something I should also accept as a LL?

    You can ask for it but as a T is paying for the right to class your house as a home they don't have to do it.

    No of course not, go through the proper channels as soon as they are 2 months in arrears.

    To put it another way how would you feel if while on holiday you hire a car, you quite like the car and are happy with it, but will be returning it at the end of the hire period, would you really think it reasonable forthe hire car company to send people to where you are so they could try the car out to see if they like it while you are still paying for the lease of it?
