Quick update.
I sent the EA a letter stating that we were prepared to accomodate viewings on mondays and wednesday evenings and for 4 hours on a saturday.
They seem more than happy with that and ever rather grateful that we're being so helpful.
First viewing was last night and the couple who came were investors and asked us lots of questions that insinuated they would like us to stay on if they were to buy the property so hopefully its going to be a good outcome.

You should leave a message on the EA's answerphone. Leave the message at 7pm on a Sunday night and say "Oh hi there, it's me. I'd like to come and help myself to the contents of the office petty cash box. I would like to do this at 9pm tonight. Unless I hear from you, I'll assume you're OK with that. Thanks."
Don't actually do this by the way. But it illustrates why absence of a "no" does NOT equal a "yes".0
