I am in the process of selling and buying, so far so good ( i hope):j
When things go wrong when does this seem likely to happen? early on or later just before completion or can it be any time?
I have been in tenderhooks last 2 weeks all i know is that my buyer has made the commitment of surveyer(valuation) and draft contracts have been started for our purchase.I am in a chain of 5 (2nd to top) and its complete?
Do the estate agents keep an eye of every one in the chain.
i am so unsure of the process but being in the know will help

To be honest, there is no likely time when things could go wrong, that could happen at any point. But try not to worry about this.
EAs should keep an eye on the chain, as they will not get their commission until it all completes.
It's a good indication that the survey has been done on your house for your buyer - shows commitment. Draft contracts have also been started - another good thing.
The next thing are all the searches and enquiries - these can take a good few weeks and will be happening for every buyer in the chain.
I would try and relax because it could take some time, esp with 5 people in a chain. The solicitors will then have to co-ordinate the whole chain so you can all exchange together and subsequently complete together.

things went wrong for me 5 days before we were due to complete. i think things can go wrong at any time for whatever reason.
