    Redrow have 3 sites at the village and they do seem to go quickly. That's why I was nervous about 'negotiating'. The others don't seem to shift as fast.

    Then it's the ones that aren't shifting that you need to concentrate on. It's usually the ones that are already built and sitting there waiting that are the ones they will do deals on.

    Redrow are building the final part of the estate where I live at the moment and they seem to be selling okay, not as fast as the earlier part of the estate did (2004-2007) but there seems to be a few new owners moving in each week. I think its called the Heritage collection and they look quite nice, the gardens are very small though even by new build standards.

    If you want to get a good deal on a new build you want to avoid doing part exchange, we done one a few years ago because we wanted a quick hassle free move but we no doubt paid for it financially.

    I think what he means is towards the end/beginning of the builders/developers financial year so they are keen to boost figures/get going.

    As mentioned it will depend entirely on your and the developers in question situation. If they have no reason to drop the price then I wouldn't expect them to. However prices are generally overinflated to allow them to give you some discount yet still hit their target profits. So you feel like you've made a saving when in reality you probably haven't.

    Do some research in to what existing properties of similar specification have been selling for. If you're happy to be paying in line with this then the discount you get is irrelevant really providing you're not overpaying. However if you're concerned purely on reducing the developers profits then you'll be seen to be unreasonable and probably get shown the door. If you can't justify your reasoning for requesting a reduction then they can justify a reduction either.

    Showing some genuine interest in the properties & show homes should help your case so that they don't think you've just wandered in an are trying your luck. I booked an appointment with the sales rep, brought along proof of my deposit and my AIP and explained my situation (FTB, ready to move whenever) which no doubt helped secure my reduction. If I'd have just turned up without any of my paper work and started making ridiculous demands I'd be laughed out the sales centre.

    I paid £175,000 with a part ex in 2008. Probably not relevant now though lol.
