Leaflet through door from EA saying they have buyer waiting for a house like mine

I was in a similar situation. Saw an advert in the paper "Mr and Mrs F looking for 4-bed detached....", we were thinking of moving but nowhere near ready putting the house on the market but for a laugh (as I didn't believe the advert was real) I contacted the agents. To my surprise there was a real Mr and Mrs F who did visit but decided that our house was not for them. On talking to the agent we had agreed that there would be an introduction fee if it resulted in a sale but nothing like a commission rate. Anyway we are now working hard magnoliaizing the walls and the same agent has offered me a rate of 0.75% when we are ready to sell.
OP - if you are interested, worth an e-mail and then if a sale results haggle for a good rate/introduction fee as they won't have incurred any costs marketing your property.

The problem with this type of letter is that it is often a scam to get you on the market and worry about who buys it later.
Having said that, where I work, we only do this kind of letter if we genuinely have a Miss M. We also keep records of the clients that have asked us to do this!
If you are suspicious I would suggest that you put your house on the market with the EA, agree a 2 week tied in period and no fees up front, or payable if you leave that EA. Two weeks is long enough for Miss M to appear and isnt so long you have to worry about which EA you ultimately sell with.
If the EA is not willing to do business on these terms then either Miss M doesnt exist, or she does but they dont think she would actually offer on your property.

They may well have clients looking for houses like yours but most likely-buy to let landlords who won't pay full value0

I was in a similar situation but was a buyer. Houses in the are of our interest are nearly identical so after having viewing a couple we knew what we wanted just by looking at the facade. So the EA has indeed suggested posting some leaflets through the door for us, with the same line "There is a buyer interested etc.". So far nothing turned up but if it did I would indeed be the first to view and ready to go ahead if the house didn't have any nasty surprises inside!
So don't rule this out, especially if you are in a popular area.0
