Trouble getting mortgage

None of my business but, if you own 2 house outright, your income is 20k how can you have got 70k deposit plus already own 2 houses - no mortgage on that wage? Unless you inheritated them.

They don't have to, at least to me. Why are you so keen on establishing someone else's "credentials"? On this site people come, ask a question and maybe take part in a discussion and then they go. Some are never seen again and some return another time.0
