You seem to have done everything right. Obviously leaving the property empty for 3 months is a risk and she won't be covered on her insurance so I can understand why she is twitchy about that. Squatters could move in too.

Perhaps, if she won't release you from the AST then agree to sleep there one night a week, that keeps the insurance legit.

If I was you, I'd turn off the stopcock to the flat just incase a leak occurs. With no-one living there to spot it, it could turn nasty, unlikely but why take the risk ?

  • Well, I've heard along the grapevine she has had viewings and knows people that are interested.
She verbally agreed I could pay half the rent & all bills but she has soon changed her mind and denies having this conversation.
She's said she'll hold the bond until May, end of contract, and I will get it all back (we reckon this is because it isnt held in a scheme) and she's said i can have it in cash form or cheque.

I reckon she will try to keep bond as well and you might not be seeing that.

If the bond covers the last months rent then I wouldn't be paying the last months rent personally.

If the deposit isn't protected, I'd go after her for that as well unless she signed an agreement immediately ending the current AST.
