Hello everyone,
I posted on Friday but no one responded
Not sure if it is because I am new here or if it's just because no one knows the answer but as my post is screens away now, I thought id try again.
I was just wondering if anyone could give me a rough idea of the costs of putting a flat roof on a new extension which is pnly approx 11 meters sq? The job is a single story extension.
I presume it will be a two day job for someone.

Try posting some more info. The area you are in and the materials you want the roof to be made of. I doubt you will get a useful asnwer with the info provided so far.

Inclusive of timber roof trusses to generate falls? Including rainwater pipes?
Dealing with the flat roof in isolation and assuming it a "cold roof" and you need insulation in the build up I’d say about £900.
Based upon the following build up:
Sarnavap 500E VCL
Kingspan TR27 100mm insulation (mech fixed)
Sarnafil G410-15EL (fully adhered)
£900 should including perimeter flashings as well.

Thank you for yr reply! Yes to include the timber which I unferstand needs to run at a slight slope.
Does yr £900 include the timber too??
Yes insulation will be needed as its a single story dining area.
Will get on to some firms for some quotes but thanks for giving me a basis - hopefully I can find someone who will do the job for around what you estimated.

Out of interest, is a flat roof your only option or are you looking at that because it's the cheapest?0

Doesn't include the cost of the timber joists or the ply that will form the base of the flat roof.
I'd suggest that rather than pay for joists cut to falls that you use timber fillets to create falls.
I'd say £250 - £300 for all the timber, allowing for 18mm structural ply which might be overkill but is a proper job.0 -

Tucker - partly because it is the cheapest yes but also we plan to go up and do the second storey one day (when we can finally afford it - ha ha!!) and so were told flat is best if your going up another storey later on.0 -
I did think about 'what if' we go up another storey on mine. I decided it wasn't going to happen. But if it was a prospect, I was going to build the roof using trusses I could re-use if I went up another level i.e. have tiled roof, the same shape if it were one storey higher.
That way the trusses and tiles can all be used again and you get a pitched roof in the meantime.
Depends how you are for windows being in the way etc... but I never fancied a flat roof. You hear so many stories of them leaking and needing re-sealing etc...0
