Online Estate agents

We're thinking of selling our home via an online estate agent to save on the fees compared to a High Street agent. The only concern we have is that the fees are paid upfront so assuming we don't sell with them and we have to use a High Street agent, we'll have lost a few hundred quid already.

Can anyone recommend any online agents that they've successfully used? Equally, are there any to avoid?

    i wouldn't. paid up front, so where is the motivation to sell, and negotiate best price.

    always use high street, but hey, go cheap, get cheap

    Nope. Mind you, in my experience, bricks and mortar estate agents are pretty good at getting you to do the viewings for them. ;)

  • I have recently sold with housenetwork. It was £510 upfront, but I sold my house in 6 days and although I have a lovely house I don't live in the best of areas so thought it would be a bit tricky.

    Main differences to "real" eatate agents;
    They don't really know the area so don't tell you what to price the house at. I had already had a few valuations so had an idea what to price it at
    They do expect you to check your advert etc - for example, I didn't feel the pictures they chose were the best to showcase my property so changed them to other the EA had taken. I also changed some of the descriptions too
    You do the viewings - I'm a confident person, so didn't have an issue with this, but can imagine some people might
    Once you've paid you can't get your money back if you take it off the market.

    Having said all that, I would definitely use them again as I saved about £1100 and had great contact with them. They chase the people who view for feedback which is useful

    Just go to the best EA in your area, haggle with him till you get 1.25% + vat, which is fair for both of you.

    Then say you cant do any viewings as you get a compulsion to strangle critical strangers but you are on medication for it which has kept it at bay, so far.

    I'm sure he will then do the viewings whilst you are out, thats how it should be.
