Selling without Estate Agents?

  • We did a few years back.

Can't for the life of me remember the website, but we put it on - it was a house in Nottingham and all the other houses were in one town down south.

Obviously we stuck out like a sore thumb, we had one viewing, had an offer and sold it in weeks.

Complete fluke. I hated the house [it was the OH's] and couldn't get rid soon enough. I skipped away from the key handing over session [read that as ran away as fast as I could].
If you haven't got it - please don't flaunt it. TIA.

the house we recently bought was a private sale and all i'd say it that it was a nightmare due to the fact that the vendor was totally passive and did not understand that they had a VERY active role to play in selling their house. Their inactivity was almost the cause of a long chain collapsing ..................

Add to this that, from the buyer's point of view, private sellers are not subject to the same regulatory legislation as EAs.

Estate Agency Act? Property Misdescriptions Act? Applicable to agencies only. Private sellers can tell you anything with no fear of legal comeback.
  • Are you able to put your own 'for sale' sign outside your house?

Worth a try - use one that advertises on Rightmove.

Of course you can. It's your house, you can put whatever signage you want in or on your own house, as long as it's not big enough or permanent enough to require planning consent.

i tried to sell my house myself and i do agree you do need right move coverage, i can honestly say i had as many viewing through my online agent as what i did with a traditional estate agent.

The problem with most traditional estate agents are that they lie to get your business and then all they want to do is advertise you property on right move and then sit back and wait for it to sell.

I used housesimple and i went for the one off fee of 999 pound if you sell, there are other ones like housenetwork, i was going to go with them but they charge a upfront fee and im sure now they have a clause in there contract that if the property doesnt sell with 6 months you have to pay a renewal fee.

I have also used online letting agents and they are great aswell, i used urbansalesandelttings and they were good they also do a sales pack with right move coverage for 189 pound, which is a great saving.

I would never sell another property through a estate agent but i did buy through one.

id go for the 249 package they do the photos and even provide a epc and you dont have to pay a massive fee to some dodgy bullsh!tting estate agent.

please check how long they market the property for i have just looked at housenetwork and they charge 99 pound plus vat every 6 months, most of there competitors offer the same service but they will market your house until its sold, or yout take it off.
