When I was selling my flat I had a Countrywide group EA and an independent EA come out.

They both suggested marketing the flat at 99,995 with a realistic view to attaining 93,000 - 95,000 based on recent comparables.

The Countrywide EA wanted 1,800 + VAT. The independent EA wanted 1,000 + VAT.

I went back to the Countrywide EA and asked him if he could do anything about reducing his fee in light of the indie's proposed fee. His answer? No, we can't do anything about the fee but how about we put your property on at 105,000 and get you a bit more money.

I nearly fell over laughing. (It was the Countrywide EA which had shown me the recent comparables (93 & 95K) to support his appraisal).
