Ensuite possibility?

I am looking at a potential property. It is a semi detached cottage type dwelling with a loft conversion with 2 bedrooms upstairs. Unfortunately the bathroom, toilet and shower are all down stairs and the 2 biggest bedrooms are upstairs. I was thinking of posibility when viewing it again to measure up the potential of an ensuite in master bedroom. Now I am no expert in these matters but would it be possible to add an ensuite to any corner/side of the room or would be be dictated by where pipes etc are in the house?
Any help or advice on this would be greatly appreciated

    It's probably possible to fit an ensuite anywhere, but it's going to cost a lot less if you can start out with the pipes in the right position, it's relatively easier to re-route a supply pipe but you'd be much better putting your new ensuite above where the existing waste pipe is now.

    As above - much easier to extend a soil connection directly up than anythign else.

    The ideal position we would want it would probable be directly above downstairs living room, as it would not be visually viewed when entering room. To put it above the kitchen area would be stright in front of you when you entered the bedroom. How much more expensive do you think it would be if not in ideal position for pipes?

    It will be dictated by where the existing SVP (Soil Vent Pipe) is - most likely to the rear of the existing WC.

    You also need to consider the 'fall' of the pipes as they run toward the SVP.

    Installing a new SVP may/will require Building Control approval.

    the soil pipe is the big problem.
    all other pipes are simple enough.

    always try and keep any new WC near the existing stink pipe.

    The position of drains and sewers dictate the position and cost of installing toilets and bathrooms. They are the first problem needing to be solved. All installations will be governed by the positions of existing drains and sewers. You have answered your own question. If it is necessary to reroute drains, then that is when the cost starts to mount up, unless you can DIY it.

    You could always go down the Saniflo route and fit a macerator so you can use a small-bore waste pipe which gives you more flexibility on placement.

    As usual, the "anti-Saniflo" brigade trot out the usual unsupported (usually from "Fred down the pub") claims of how rubbish they are !

    Mine is 4 years old - never had a problem. My (builder) neighbour has had one for 6 years, no problems either.

    The usual cause of any problems with a Saniflo is mistreatment. They are designed to macerate human waste and toilet paper: NOT ladies sanitary ware, gent's "rubber" ware, plastic toys, cat litter, mobile phones etc, etc. If they are used correctly - they are excellent !

    Or, as in recent case on this forum, someone was complaining bitterly about how often his Saniflo had broken down - it transpired he was actually using the wrong model of Saniflo for what he was doing with it. Washing machines should NOT be connected to the "bog" (sorry -couldn't resist that !!) standard Saniflo - the very hot water was destroying the motor. There is a special model for this use.
