Housing benefit query

i am looking to rent a house from a private LL.
would i qualify for HB and CT help.

The rent is 525 and CT 134
take home pay is 950
mother will be staying with me OAP 114.84 per wk and occuc pension 430 per month

ny advice would be gratefully appreciated

    Why are you asking for housing help when you are in a far better position than me financially where I struggle to pay my mortgage and CT with no entitlement?:mad:

    The OP wants to rent, you have a mortgage. Entirely different so no need to be so rude.

    Assuming that the tenancy would be in your sole name, your mother would be classed as a non dependent and so a non dependent deduction of £23.35 (going by current HB rates which may change come April 2011) would apply.

    You need to say what area you are in, to know if you would qualify as it depends on the LHA rate.

    Assuming you are over 25 years, single with no dependents or disabilities your personal allowance would be £65.45. I'm rubbish on earnings disregard but think it is £5 for a single person. Basically minus £5 from your weekly earnings (net) to get total income. Minus £65.45, divide by 100 and times by 65. Then minus the non dependant deduction. This is your excess income that you should pay to your rent. If it is less than your total rent assuming your rent is below the max LHA rate for yoru area for a 2 bed, you would qualify for LHA.

    You will have an asset at the end of it, those of us private renting will have diddly squat.

    Absolutely not the point.

    The OP has more disposable income than me before taking into account housing costs, however, I mortgage and they want to rent AND then they want that rent paid for by the tax payer!

    Why? How is it right that I am not a burden on the state by earning less money and paying for my housing myself yet someone with more money should be helped?

    It's crazy, as bad as that other poster who wants the tax payer to clean out his toilets while the likes of me have to take out a small loan to do it!:mad:

    You don't have to pay for the upkeep of your home during your lifetime, we do.

    Plus I'd say there are numerous other bills that we pay that you won't have to, depending on your agreement.

    That asset can also then be taken off me should I become too old to look after myself, if I gift it it will get taxed...

    Surely the whole point of an asset is you can raid it in times of need ie. when you're old and need round the clock care. That's like having savings and then complaining you need to spend them on living! That's what they're there for.

    Also you CHOSE to buy a house. If you struggle to pay for it that is a !!!!!! and I sympathise in these hard times but it was a decision you made at some point down the line and the consequence is you can't claim HB whereas someone who chose to continue to rent can.

    I can see your point about why should the OP get awarded HB I think their household income is too high really for it to be RIGHT to claim but if the system says the OP can have HB fair play. If you don't think that's fair your problem lies with the game not the player.

    Yes, but the likes of the OP will most probably get care for free too.

    And I believe there are those who are entitled to benefits but there are those who are the something for nothing brigade.

    I was never a Tory but the whole system needs changing where those who work and try to get by are not bettered by those numb butts who grab, grab and grab.
