Nice areas in London for first time buyer

The conservation area is lovely - nice pubs, cafes and restaurants, handsome houses - but it is a tiny bubble in an otherwise ultra deprived environment. I have lived in both E17 and SE15 and I found south london to be a more generally aggressive, intimidating place with higher social nuisances, though I did live in the quieter part of E17 away from the centre of town.
I had a look at the crime maps and they are broadly similar which surprised me. I found there was a lot more low level hassle in the Peckham area, anything from rampant queue jumping and violence towards shop staff, abuse towards me by strangers, congregation of gangs, more begging/DVD sellers, constant interruptions by evangelical door steppers and door to door sales, virtual racial segregation between different pubs, people elbowing their way onto buses, greater noise in residential areas from the happy clappy churches and parties with sound systems. I know I could be describing any place in any urban area in the UK but it seemed especially pronounced there and much higher general tension than Walthamstow.
The conservation area is a good buffer against the worst of it, it hasn't been subject to the white flight across the rest of the postcode, but it's about 10 streets square.0 -

I grew up stooges queens road Peckham area and my family still live there so I visit on a regular occasion. Although I left home 10 years ago still walk around that part of Peckham at night withouthaving a problem. If you can get anything around queens road or nunhead area you'll be fine0

Is the area around Queen's Road station better than Peckham & Rye?
Could anyone suggest another area in London? My budget is £350k. I prefer a house with a garden as I have a dog. Zone 2-3 is preferable. I don't want to be too far out.
How about Crofton Park / Honor Oak Park? Or a bit further south Crystal Palace.0 -

Peckham is awful, and I wouldn't move there is they were paying me, but some parts of Dulwich and Forest Hill are ok.
I'd also avoid Brockley, Camberwell, Deptford and New Cross.
To be honest, Blackeath, Greenwich, Eltham areas are much better and all have links into London for work etc.,

Camberwell is alright. It has some nice restaurants/cafes & local pubs especially as theyve got rid of the dodgy one in Camberwell green. Theres some lovely side streets. I think the fact that theres Camberwell art school there & the gallery gives it a bit more of a social mix.
Peckham is a lot more deprived. As someone else has said the conservation area is nice, but tiny. I dont mind walking down Camberwell High street when its dark. I wouldnt walk down Rye lane (Peckham High street) alone in the dark.
I'd actually say Queens Road Peckham is worse.
Whats your budget? How about East Dulwich (you dont get a lot for your money) its a lot nicer.
I think you also need to think about what the government cuts are going to do to an area which is already deprived.0 -
Peckham Rye has probably changed a bit since I lived there up to the mid 90s. When I was very young I lived in a road off of Peckham Hill Street next to Surrey canal but the houses in that road were demolished years ago.0
