Typical Time of Day for Completion & Possession of Keys

As a FTB I have never been in this position before and wanted to understand what people have typically experienced in their house purchasing situations.

I know that if there is a chain this will have impact, so that needs to be considered but:

By what time of the day was your completion completed ?
If applicable, what position were you within the chain (from bottom)?
Finally, what time did you get possession of keys / access to property?

The reason I ask is H and I have very little holiday time left for this year (and we need to factor in childcare during holidays too) so don't want to waste our 'completion' day waiting for possession / keys when it might be more practical just to go to work (and if necessary try and get off a little early).

Appreciate hearing your stories.

    Hi there,
    Obviously it varies greatly but normally about midday, is when completion tends to happen, if it hasnt happened then then its not untill about 2.30pm. (lunch), and then if there are any problems it can be later, up untill when the soliceter goes home. People generally are not expected to be out of the house untill midday to allow for packing up the vans.

    If you are a ftb, and you dont have to move on the same day, why not move the following day, that way you can move in early in the morning if you only have a day off.

    We are completing on the 29th too!

    You'll be fortunate to complete before lunch - my span has normally been between 1200hrs and 1430hrs.

    But you're extremely brave (or the other thing ;) ) to consider being far from the scene of the action on completion day. One of you at least (who has 'decision making powers??' :rolleyes: ) should be immediately available to cope with any last minute glitches / problems / panics.

    And available to pick up the keys if the Vendors passing them over in person -and needs to get off to their place. Also removal men??

  • As early as 9.30am and as late as 4.30pm, but, generally somewhere around Midday but it's like asking how long is a peice of string. I have dealt with hundreds of transactions and all have differed depending on chain, solicitors and how quickly money is transferred.
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    Thanks for all your feeback.

    Suppose we are just going to go with what we originally decided.

    All depends on us actually exchanging though (useless HA) but going to stick with:

    Tuesday - draw down mortgage (to solicitor)
    Wednesday - completion day, logistics of going to new house after work not feesible
    Thursday and Friday - MOVE IN (though I have to work until 3pm)
    Saturday - vacate rented property !

    Tight, I know but what can a person do ?
