How long will mortgage application take? Anyway to fast track it?

    This would come under the need to disclose material facts that could affect the outcome of a lending decision.

    If you know you are going to accept the job offer, you have been told by various people on here that it needs to be disclosed.

    If you want to buy the property and sleep at night, don't go down the fraud route or the "I forgot to tell you" route. If you are honest there is normally a way of getting the mortgage agreed anyway.

    So what are the chances of:

    Price £120,000 80% LTV deposit of £24,000 Loan amount: £96,000

    on a salary of £22,000 if I ensure no probation period in new contract?

    80% Ltv on a 4.36 times salary!?

    Any suggestions of lenders?

    There are options.

    Seek out a mortgage adviser who can take all of your circusmtances into account and undertake a full advice and recommendation process.

    It is highly unlikely any lender would contact your employer. In the majority of cases, payslip will suffice.

    We're all so high and mighty, but think it through - there are a ton of celebs that endorse products without having a clue as to the products downsides - I've know this happen many times - is this ethical?

    My Dad used to work for the MOD, and all his colleagues fiddled expenses, and or claimed for things like a Berghaus rain jacket to soak up the end of year budget, even though such clothing was unnecessary. Was that ethical?

    Lawyers draw out simple divorce proceedings in amaibable separations so as to extend the fee earning period, is that ethical?

    Accountants find all sorts of ways of depriving the state of Tax, is that ethical?

    I know 2 teachers well and both are absolutely dedicated, but none the less IN THE REAL WORLD they do silly things such as cut n pasting child reports and filling in forms deliberatly wrong to enhance thier stats. Is that ethical?

    How about the fact all of us at times do 35 in a 30 zone (in fact I find people do 40). Is this ethical?

    C'mon folks, life is'nt black and white and always note less than 1% of owners ever get repossessed.

    Ethics has nothing to do with it. A professional mortgage adviser should never be advising their client to do anything that could result in criminal charges being brought, which is absolutely the case with mortgage fraud.

    Unlikely, sure. But what happens to that one person who gets caught and says "But my adviser told me to do it and sorted it out for me". Large monetary fine, removal of permissions, jail.... for both parties.

    Whilst it is absolutely likely that you could tell some "little white lies" and get away with it.......you might not.

    Advising someone to do anything fraudulent (which you are) is not clever.

    Does little to improve the perception of mortgage brokers as a profession.

    No one could suggest any really, or then again suggest all of them. A recommendation could only really be made on the basis of the full scenario, not little snippets on a forum.

    So if you want to find a lender that could possibly do this, your best bet would be to get in contact with a good whole of market adviser. Let them recommend a deal based on the true facts in front of them.

    To be clear I am not advising anyone do anything. The OP asked about the possibilities. Lenders do not in general contact employers.
