    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    Doubt if much notice would have been taken if OP had not disclosed that they were in the third year of a law degree.

    Can you imagine what sort of disaster that sort of mistake could cause in a legal contract?

    What avenues have you looked at to get the money? Where do you think you could make savings/pay it off earlier?

    Do you have a PT job that will help? Wil any law firms helps you as an intern?
