    I'm sure you put in a lot of effort, but that just isn't me and I'd just waste hours driving miles to try to find bargains only to find out what I bought was cack, didn't look right, didn't fit - or I couldn't use/fit it how I intended as it looked rubbish when I got it home... and I'd wasted all day and driven 100 miles trying to find these bargains. I always figure I am best off leaving well alone with things like that.

    In fact my house is full already of bad buys over the last 5 years from charity shops trying to cheer up a little corner or spotting something that would come in handy



    For a start Im hardly "queen of style" myself. I just watched some property programmes on TV and watched what they did.

    I flicked through a couple of ideal home magazines ( in smiths, or the library, i dont waste my money buying this stuff) to get a flavour of what people want to see.

    Im not the best painter in the world either. Im not saying repaint, if you dont feel your house needs it. Sometimes a spray down with some sugar soap will brigten your paintwork in anycase

    Freecylce isnt "full of crap" lots of times Ive given away excellent stuff and recieved excellent stuff.

    Maybe your negativity is influencing the whole process.

    If it was worth the asking price then you would have come close to it by now.
    It is worth what someone is prepared to pay, and at the moment that is £250K.

    Look, you came to blog which is fair enough, but most of us use this as a forum to exchange information and ideas, so forgive us for wanting to help? All our suggestions are proven methods of selling houses; we're all going through it too on this board.

    It's never taken me more than 2 months to shift a house and even that was one of those that needed the right person to walk through the door. They were the 16th set of people through the door. I too would be losing it by number 40 but it's not their fault!

    I fear "blogging my sale" will never actually happen as you are so down on the whole deal. If you are happy to carry on this way indefinately, it's okay, but this obviously makes you miserable.

    By the way, it is never the estate agent that sets the price; it is the buyer. Forgive me, because I know I sound really harsh, but you don't have one of those. Your best guide is the two offers you have already had.

    Things just work differently down here, that is why I want out.
    All the stuff you lot get up country isn't available down here. The way things work up country, they don't work like that down here.

    Things just work differently. It drives me nuts. That is why I am getting out.

    Yes, I am a bit negative, but one of the reasons is because I live the life where things don't work the way they do up country. Everything you try to do here isn't available. It grinds you down. That's why I am selling. There's nothing in this godforsaken county for me!

    But, to be honest, I live alone, I work alone, from home. I don't leave the house except once a week for half an hour to buy cheap food from the supermarket. If the only people you came into contact with made you feel like you were a chimp on display, you'd go nuts too.

    With the greatest of respects, do you think your attitude is coming accross to buyers? I bet it would be. I really dont want to sound awful here, but I wouldnt buy off someone if I thought they were negative, I could, (rightly or wrongly) see my solicitors and me arguing over every last lightbulb and the sale dragging on for all eternity.

    What do you mean "up country" ?? As far as I was aware, in england, someone sees a property and puts an offer in if they like it. Thats happened to you, you declined the offer. You hope there will be higher offers, fine, sit tight then. IM in england and Im fairly sure your process is the same as mine :confused:

    You are declining viewers. I dont think this is a geographical thing, you say you cant be bothered.Indeed you are refusing potential buyers from "up country" on the basis that a) they might have kids b) they might be down from "up country" to look at your house to buy it off you.

    I seriously think you need to change your outlook, or put it to auction.

    HAve been reading the last few entries....... from what we have seen in Newquay, there is plenty to do.... and cheap!!

    You say you have no Tesco?? Could you not buy over the internet instead who will deliver to your home?

    If your home is worth "that much" - not everyone has "time" for cleaning etc... why not get someone to give a hand? You I am sure could offer your help in another area and hopefully get to know people in your area.

    Try not to be so down about things,.

    Everyone has given you tips - just need to be put into practice.
    Nobody can work all those hours with no effect on their health.... something has to give.

    Try going for a walk for half an hour during the day. Bit a fresh air works wonders.

    Also another option - could you not rent the house instead?

    The agent is acting on your instruction, in that respect you have a choice - back them or sack them. Bear in mind that they are not buying your house merely showing people round who will look at 20 others around the same time, after all how speedily would you spend £250k?
    Your house isn't selling, so you need to do something and genarally that will boil down to price or condition or combination of both. Does it need a lick of paint? New carpets? Don't get me wrong I am not suggesting rebuilding it here or the usual house doctor nonsense. I regularly sell houses and try to do improvements on a rolling basis
    My feeling is always that if it doesn't sell within 20 viewings either the price or the house needs sorting
    It sounds to me like you are becoming frustrated at these "unqualified" buyers. Don't. It will come across, and don't try to qualify them either, it will come across as madly pushy.
    I'm not trying to beat you up here but you can blame the world for your woes agent/buyers, get them on side and it will sell. No house is unsellable.

    don't give up, you do show that you are putting in the effort. Start every day as a new one and you will make it. I am sure , for no house is unsellable. Don't give up , success will come to you from the least expected corner and thats why you have to keep yourself open to possibilities. So the next time they ring the bell at short notice , open the door, as they shouldn't be expecting a clean house whilst arranging a viewing at short notice. It seems that you are working very hard every day, and nobody is even giving you any credit for it . Don't let it take you down. Learn something from every poster here. Meet people, be happy and put a big smile on your face. A smile changes everything. :-)
