I have received an offer on my house from a woman I work with (without going through the agent)
I will be accepting this offer and she will put it in writing to my solicitor, my questions is do you think there is anyway my agent will find out I've sold it?
I will simply tell them I want to take it off the market which I can do without charge, they have been pretty useless anyway imo so don't want to give them a penny, will the agent for the house we buy 'have to' speak to my agent? i don't see why as long as my solicitor has the written offer? obviously there will be no 'sold' board going up as the board will be removed completely
what are your thoughts?

Unless your contract with the agent is "sole selling rights" (I think that is the right term), even if you tell them that you're selling privately, there's nothing they can do unless they have had contact with your buyer that you don't know about and they can prove it.0

Yes, they will find out. I'm sure that a part of the EA's business model is to go through the houses sold listings and see if any have sold that they've had on their books in the past. And if one was on their books, then to compare the dates with the contract.... and even to spend £4 downloading the new owner's details. After all, it's worth £2-5k to them, so if they only catch 2 per year it's worth their time/effort.0

yes they are sole seller, looks like i'll be seeing them in court then, as she found out about my house through me so they won't be getting a penny from me:D0

I think in your last thread about this very same subject you were advised to read your contract thoroughly and ensure that you understand it completely. Have you done that yet? Because if you had I think you'd already know the answer.0

If they do have sole selling rights, you are likely to lose any court action and end up paying more.What goes around - comes around0 -
