Thanks for all your replies.
I am waiting to see what value they place on my existing property for Part Exchange before proceeding.
Regarding getting the likelihood of some of the plots being sold to a HA, although I have lived in a Council House before, I wouldn't want to pay top dollar for a property for the value to then decrease because a large chunk are sold off to the a Housing Association as that may affect my resale value, so I will check this.

You can't stop a big chunk of them going to a HA after you have purchased even if they say they won't.0

It's difficult to give an opinion on a housebuilder so to speak - as their quality varies hugely from site to site.
At the end of the day its your site manager who will determine the actual build quality, aside from the fittings (doors etc) which are down to people higher up than him. If you get a good site manager, you are likely to be OK. So it's important to speak to the site manager before signing up for anything.
In my experience looking around, just manchester though, Morris have consistently had better sites and better quality of "standard" fittings. The doors is a big one that I noticed - Morris seemed to consistently use big thick heavy doors which did ooze quality and expense, compared to the flimsy paper thin doors that persimmon use as standard. Little things like that will make the difference, but as I mentioned, I think the site manager is your best indicator.0
