Private road access rights

I live down a private lane which serves four houses. The end property behind me is at risk of development into more than one house (it is just the one at the moment, but has been sold). I own the part of the private road in front of my property, but the deeds say I have to give access to the other properties.
Is it possible for me to place a restriction of some kind on access to just the two properties (ie one residence on each plot)as clearly, a development of four or five houses would significantly increase traffic, noise, etc, so there is some logic that I should be able to act to prevent development.

No, I think.
Your best chance is to object to any planning applications that are made for any furthur houses to be built on the land, and two of the reasons for your objection can be 'the increase in traffic noise' past your house and 'increased wear and tear' to your part of the road.
If your other neighbours also object and you stand together it will help.
