how to sell my house ??? mini-makeover?????

hi we are thinking of selling our 3 bedroom home in manchester - downsizing to a 2 bed to reduce our outgoings and mortgage from 10yrs left to 5yrs......( we are in out mid 50's )

1 ) do we wait till summer til the garden is in full bloom .....looks nice then ( looks a bit dull at the mo....winter etc )

2) is there some advice on how to de- clutter and what do u recomend
a web site etc ????

3) if the 2nd bedroom is painted a ''sea blue '' and blue carpet.....would u recomend we paint the room brighter....or just accesorise it better.....the walls look ok.


any advice xxxxxx

  • I was told to get ready by Easter as that is when people start to look for another house, lighter nights etc.
    De clutter before EA comes to value (move every thing you can out of sight like kids/pets toys,newspapers,letters etc, leave kitchen worktops free from clutter also, so put away all appliances like toasters and suchlike leaving just the kettle out) The EA will be taking photographs and no clutter makes rooms look bigger.
    If you need to tart up the decorating use neutral colours wherever possible this makes the rooms look brighter and well lit. Buy a couple of plug in air fresheners one for up and one for downstairs all homes have thier own smell and potential buyers will be put off if they dont like the smell.

    thanks for all replys.....yes we were thinking of planning the ''sale'' aboout / or after easter.....lighter nights and all that stuff....oh well....paintbrush here we go.....

    Dontcha think, with the current financial situation, lack of mortgage availability, etc., that all the previous seasonal 'rules' are out of the window....?

    Get it ready now.
    Declutter. I wouldn't do more than paint anything and then only scruffy stuff...
    Just be realistic about price if you want to sell quick.

    Price is very important.

    we can but try......if we all sat around doing nothing and didnt try to get us out of the ''glum''.....well we would sink further into the myre.....and im not prepared to do that....

    i will fight through this ''thig fog''.......
    ive done all i can to save money on my bills and have saved us over 100£ in the past month buy cuttin out things and by gettin rid of some unwanted d/debits

    ''trying'' to downsize ......this will help us out for the future......and i just thought that the garden would look a lot better at east and not as boggy if u get what i mean...and then i can put my hanging baskets at the front...and hey presto !!!!! it will look a lot brighter......

    Be careful when trying to brighten things up that you don't start to loose character, you can keep things looking good without resorting to white or magnolia.
  • Actually, character is the very first thing that should go out of the window when presenting a house for sale. The more neutral and depersonalised a proprety is the more prospective buyers can see themselves living in it.

    It needs to look clean and as spacious as possible with no obvious little jobs that need to be done as soon as they move in.

    From what I've observed on a fair number of the properties I've seen on RightMove some vendors could do with burning half of their furniture. And some would still look cramped and cluttered.

    Have a look on http://www.home.co.uk/ to see how long it is taking to sell in your area..look at left pane and see market information and it tells you how long for each bed to sell... my area is 349 days for my size house
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.
