I'm so sorry OP, we had our first buyer drop out just before exchange on a property we were selling, it's gutting, isn't it?
Here in Andalucia, you agree to buy a house, a quick search is made by a lawyer to make sure the house legally belongs to the person selling it and that there are no debts on it (you could also instruct a surveyor at this point), this only usually takes about a week and then you pay your deposit and then the sale is legally binding on both parties and if anyone drops out of the sale the other one has to be financially recompensed. You then have six months to complete the sale.
Seems a much more sensible way of doing things.(AKA HRH_MUngo)

Update
We have today narrowed our search for a rental property down to two.
Both on at the same amount per month.
One is 300 yds up the road from the mother in law, the other is in a nearby town.
I'm leaving it up to my wife to decide which to rent.
I've got a pretty good idea which one she will choose !!
I have composed and sent off a reasonably strongly worded letter to the vendor, which I've shown to a few people on here via PM's.
Just wait and see if I get a reply (I won't hold my breath)
I've also told the solicitor to get my sale completed ASAP, by the end of the month at the latest.
