advice needed please?? renting......

were in a rutt and need some advice.

I had some cash problems over xmas and i advised my landlord that the money i owed him would be paid to him at the end of january (today) this was in december. it was only my half of the rent as my partner has paid her half the past two months. This was agreed with the landlord.

Yesterday he turns up and issues a section 21 to both of us, now i understand its my own fault but the money situation could not be helped at all. This was agreed with him via txt it just seems that he has jumped the gun a bit! this is the first time and we have been here 18 months!!! he also only secured our deposit with a tenancy deposit scheme about november after he had been fobbing us off for months about who it was registered with!


Im confused as to what we should do next, do i just start looking for a new home? do i stick two fingers up at him and tell him we had a deal???

Also today with me being a nosey git (wannabe private detective) i decided to see if i could get some dirt on him to see if i can try and "pursuade" him to change his mind on a section 21, well i've gone and opened a great big can of worms i think.

I rang up the council and land registry and it seems the LL has been a rather naughty boy!!!!! This is an old building that has been converted into 2 apartments and there has been no planning application submitted or granted for the full conversion or the extension on the back of the property....... how the hell did he manage to get away with all this without the council finding out????

do i use this as a "bargaining tool" or should i just give up and move out? we are happy here but feel like we are being treated like idiots.....

  • Why would you want to continue to live in a property which could be an illegal conversion which contravenes building regs and is potentially unsafe?

    Just because your landlord has been acting what sounds illegally does not justify you behaving like a blackmailer. In any case, your blackmail may not work or make things much, much worse for you.

    I think you should plan your onward move and once you've secured a nice new home consider dropping him in the !!!!!! if it still matters to you then.

    No, between the two of you only half the rent was paid.

    Are you now up to date with the rent or still in arrears? It is quite possible he is getting in the 2 month S21 notice now, just in case the arrears are not brought up to date? If the arrears continue, he's already got the 2 month period ticking away to use if he wants. If the arrears are cleared he may be perfectly happy to keep you on as previously discussed.

    Clear the arrears then speak to him. If he does still want you out, then "yes" and "no".
