Building consent cost

Hi

I am looking to remove two load bearing walls in my house and was wondering if I need planning permission and building consent or just one or the other?

Also, is there an average cost for planning permission and building consent or does it depend on how big the job is?

I have been quoted £1500 for the two jobs.

    You won't need planning permission, but you will need Building Regulations approval.

    A fee will be payable, and you need to find the cost from your local building control department.

    Additionally, you may need plans of your proposals and may well need a Structural Engineer to undertake the schematics, which will also cost you.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    Thanks for the reply. A neighbour had the same job done and had plans drawn up etc, would it be possible to user theirs or would I need to get my own drawn up? I will be using the same builder as they did.

    Also, what kind of cost are you looking at for building regulations approval? £100? £500?

    You will need to get your own done. if you use the same guy that did your neighbours, he may charge you a reduced fee as he has already done part of the work. You need to remember that the guy that does the drawings is putting is professional reputation on the line, so will still need to charge you a decent rate. Its his signature on them so he needs to be paid for that.

    Look at your local authority website and look at the Building Reg fee scale. Its normally downloadable as a pdf.
