Renting Application Fees for 2 people

Were due to move into a rental property soon (there are two of us) and are being told we will be charged an application fee of £110 which is fine but for two of us the price of this goes up to £160. All payments will come from one bank account. Are there any negatives of telling them only one person will be moving in to avoid this fee? Its only £50 but it all mounts up.

    You would be in breach of the contract which will almost certainly not permit subletting.

    You would also be starting out your relationship with a new landlord on the basis of a deception. When he finds out, he'll not be best pleased and this will affect the relationship ongoing.

    Tenant credit checking costs £15 - £35 + whatever additional fee the agent/LL adds on to cover office costs and profit, so negotiate on the fee charged.

    To be honest £160 is cheap compared to what I paid to the estate agents.....

    When we applied for our rented properties on both occasions I have done it just for myself, this wasn't because of the cost, but my other half has had credit problems in the past which we didn't want to have an effect on the application.

    Both letting agencies have been aware that we live together in their rented properties. This maybe different practice for each letting agency though.
  • I decided just to pay both, didn't want to be looking over my shoulder every time I went in as the flat is above the LA.
