Short term lodger

In any tenancy, the relationship is important as well as the legal rights. Friendly amicable relationships benefit both parties. This is ESPECIALLY true wih lodgers where you are living in the same house together.Maybe? After all I am looking for a lodger as I'd like some money:rotfl:
In my defence I'd rather have someone who would stay longer term as
1) it costs to advertise
2) Time commitment - have to be in for viewings/interviews and when someone is moving in or out
3) Normally end up with a gap between lodgers so taking someone short term will give me 5 weeks rent then a gap where as someone looking to stay longer term is more likely to result in a longer term income ... say I charge £70pw my income for the next 8 weeks is likely to be £350 with the short term lodger (5 weeks rent, 3 week void) or £560 with a longer term person (and yes, I know, no guarantees the longer term person will stay but it is more likely!)
Greed breeds resentment - not a good starting point. Someone resentful living in your home can make life miserable (and expensive!) even if it's only short term.
Going for a long-term lodger will involve you in advertising, interview time and a delay with no rent.
Get the short term lodger in, start earning rent immediately (at a fair rate) and start the advertising ready to have a new lodger lined up when lodger number 1 leaves.
You get immediate income.
You get experience and can refine your lodger contract.
Tenant 1 gets a short term home.
You get a mere 1 or 2 day gap between lodgers if you're smart and
Tenant 2 gets a long term home.
