    When we had a ground floor flat, the lease specified it had to be carpeted 'or similar', no laminate, exposed floor boards, tiles, etc. We had floorboards in a small strip of hallway (about 2m square altogether). The neighbour upstairs complained and the freeholders made us carpet it.
    When I had my loft converted back into a loft, the neighbours came around and scoffed, and called me retro.
  • You could always lay a 'click' laminate and then 'unclick' it when you move and take it with you.

    How about go for laminate and then buy a large rug - easily rolled out after laying the floor AND you have attended to any 'noise' issues?

    I have just put an offer in on a flat and it never even occured to me that i wouldnt be allowed to lay lamiante :eek:

    were praying now it wont be an issue its amazing the lil things you dont realise!!!

    The flat i have just bought says no laminate in the lease, it is a really common clause. As others have said, its only going to cause you problems if someone complains. I'm not that keen on laminate anymore, after viewing about 20 properties that have identical laminate flooring I feel like something a bit different now!

    my son has the same clause in his flat and to be honest I can understand it. I worked in env health and we had so many complaints about this and it caused so many heartaches. even on ground floors the sound travels so much you wouldnt believe.
